For landlords

Leased, or Managed.
You choose.

Both options mean less admin for you. The difference is who holds the tenancy risk, and who keeps the upside. Here's exactly how each one works, side by side.

Two ways to work with Let For Good

Neither is "better." Leased suits landlords who want total certainty and zero involvement. Managed suits landlords who want to keep the tenancy and the upside, but not the day-to-day.

Whichever you choose, everybody wins

We only take on properties with an EPC rating of C or above.

Managed

Your hands-free approach to letting

The tenancy stays in your name. We manage it day to day, and regularly inspect the property, for an agreed set management fee deducted from rent as it's collected.

How it works

The process for each

Leased, step by step
1

Enquiry & lease proposal

We check the property fits our criteria, then confirm the term (2–5 years), rent and any pre-move-in work upfront.

2

Compliance & onboarding

Safety checks completed before anyone moves in.

3

Handover & first payment

We take on the property as tenant. Rent starts, and regular inspections begin immediately.

4

First 90 days

A settling-in period. Any snagging from handover is resolved directly with you.

5

Day 91 onward

We cover all repairs up to £250 on a single issue each month (excluding boiler, rewiring and structural issues). You cover the cost of repairs that exceed £250 on a single issue in any month.

Managed, step by step
1

Enquiry & management agreement

We review the property and agree scope, fee, responsibilities and reporting upfront.

2

Onboarding & first payment

We take over resident communication and compliance tracking. Payments and regular inspections start immediately.

3

First 90 days

A settling-in period. Any snagging from handover is resolved directly with you.

4

Day 91 onward

You remain responsible for all repairs throughout the term. Our approved contractors carry out repairs under £250 each month, excluding the boiler, rewiring and structural issues; we invoice you and deduct it from rent. For repairs over £250 (or anything excluded), we contact you and you can instruct your own contractor within a reasonable time*. After 90 days, we contribute £50 towards a single repair issue each month.

5

Ongoing management

We handle day to day; you're kept informed and sign off on major items.

FAQs

Common questions from landlords

What's the actual difference between Leased and Managed?+
With Leased, we become the tenant and pay you a fixed rent regardless of who lives there or whether it's occupied. After a 90-day settling-in period, we cover all repairs up to £250 per issue per month (excluding boiler, rewiring and structural issues) — you cover costs above that. With Managed, you're still the landlord and remain responsible for all repairs throughout the term, but our approved contractors handle repairs under £250 (excluding boiler, rewiring and structural issues, invoiced to you) and we contribute £50 per issue each month after the first 90 days, for an agreed set management fee.
How long is the lease, if I go with Leased?+
Between 2 and 5 years, agreed upfront as part of your proposal.
Who actually lives in the property?+
Under Leased, residents are matched by specialist housing and support partners. We're responsible for the property, they're responsible for the support side, kept separate. Let For Good is not a support or care provider ourselves. Under Managed, you retain the tenancy and we manage whoever is placed, following the same standards.
How are repairs and inspections handled?+
We inspect regularly under either option. The first 90 days is a settling-in period. Any snagging from handover is resolved directly with you.

Leased: from day 91, we cover all repairs up to £250 on a single issue each month, excluding the boiler, rewiring and structural issues. You cover the cost of repairs that exceed £250 on a single issue in any month.

Managed: you remain responsible for all repairs throughout the term. We arrange for one of our approved contractors to carry out repairs under £250 each month, excluding the boiler, rewiring and structural issues, then invoice you and deduct it from rent. For repairs over £250 (or anything excluded), we contact you and you can instruct your own contractor within a reasonable time*. From day 91, we also contribute £50 towards the cost of a single repair issue in any month.

*Reasonable time is determined by the urgency of the repair.
What condition does my property need to be in?+
We only take on properties with an EPC rating of C or above. Beyond that, we assess the property during the initial visit and tell you upfront if any further work is needed to meet safety standards before move-in, under either option.
