Two ways to work with Let For Good
Neither is "better." Leased suits landlords who want total certainty and zero involvement. Managed suits landlords who want to keep the tenancy and the upside, but not the day-to-day.
Whichever you choose, everybody wins
We only take on properties with an EPC rating of C or above.
We take the lease
You lease the property to Let For Good. We become the tenant on paper and take on everything that follows.
Your hands-free approach to letting
The tenancy stays in your name. We manage it day to day, and regularly inspect the property, for an agreed set management fee deducted from rent as it's collected.

Enquiry & lease proposal
We check the property fits our criteria, then confirm the term (2–5 years), rent and any pre-move-in work upfront.
Compliance & onboarding
Safety checks completed before anyone moves in.
Handover & first payment
We take on the property as tenant. Rent starts, and regular inspections begin immediately.
First 90 days
A settling-in period. Any snagging from handover is resolved directly with you.
Day 91 onward
We cover all repairs up to £250 on a single issue each month (excluding boiler, rewiring and structural issues). You cover the cost of repairs that exceed £250 on a single issue in any month.
Enquiry & management agreement
We review the property and agree scope, fee, responsibilities and reporting upfront.
Onboarding & first payment
We take over resident communication and compliance tracking. Payments and regular inspections start immediately.

You remain responsible for all repairs throughout the term. Our approved contractors carry out repairs under £250 each month, excluding the boiler, rewiring and structural issues; we invoice you and deduct it from rent. For repairs over £250 (or anything excluded), we contact you and you can instruct your own contractor within a reasonable time*. After 90 days, we contribute £50 towards a single repair issue each month.
Ongoing management
We handle day to day; you're kept informed and sign off on major items.
